As part of our commitment to ensuring that our landlord clients maximise the return on their letting investment, we can provide the peace of mind of guaranteed rental income should your tenants fail to pay their rent.

Naturally, through vigilant referencing, we try and ensure that the likelihood of a tenant falling into arrears is minimised, but in an uncertain world there are no guarantees, although we can now provide a rental income guarantee.

Our rent guarantee cover is provided by the UK's leading lettings referencing and insurance provider, HomeLet and is included FREE as part of our full management service.

If we are not providing a full management service the rent guarantee is available at a very competitive cost.

Key features of the rent guarantee are:

• With rent guarantee you can relax safe in the knowledge we've got you covered. The specialist HomeLet Legal and Claims team are experts. They will do everything to ensure you suffer the minimum amount of financial and personal disruption possible. They pay promptly as they know how important it is to maintain cash flow.
• There are no restrictions on types of tenant; all they ask is that they're referenced satisfactorily using one of the HomeLet products.
• They cover the total monthly rent, no matter how many tenants live in the property.
• You'll receive 100% of the monthly rent paid for up to a maximum of six months from the date of the first arrears.
• You'll get legal assistance from a team of experts to deal with the eviction.
• You'll also get 50% of the rent paid for up to two months after vacant possession has been obtained, whilst you look for new tenants.
• You can choose 6 or 12 months guarantee to suit your tenancy type.
• The Rent Guarantee will automatically continue at the end of the initial term, so you don't have to worry.
• Even if you change tenants, you can transfer the Rent Guarantee to cover them
• Because we know managing your finances is important, we also offer a zero excess option that covers up to six months rent.
